Crist Applies for waste collection / recycling facility permit

I wanna bring this to The Hwy's attention. This is near my office for those of you familiar with were that is; right next to downtown Hiram and back in behind Home Depot. Ron Crist has bought some property down the street from us to start up a roll-off dumpster facility, and now he wants to use it as waste collection facility as well.

The surrounding businesses are up in arms about it. The county has already informed us that it will decrease property values, have a negative environmental impact, increase commercial traffic in the area, worsen the rodent situation.

I have also voiced my opposition. The hearing was to be today, but they have postponed it due to the weather.

The letter from the county is attached. Feel free to get involved if you feel led to.

Edit: I have learned that this letter DID NOT come from the county. Who wrote it is unclear.

Soooo basically he want to start a trash dump in downtown Hiram?
 
He offered free dumping for the Hiram government if he gets his permit.

Way to buy the city off. I get the impression that the county isn't so happy with it though.
 
A very large expense for roofers is the dumping fee for used shingles. Not to hard to figure out.

I was thinking the exact same thing. Especially if some of their debris is considered hazardous.
 
I have learned that this letter did not come from the county. Unknown who wrote it.

There is nothing that says he "can't" do this. It is a commercial area, very few residential homes. It's a convenient way for him to dispose of his own trash. Property values will certainly decrease, those few homes will be impacted along with the businesses in the way of increased traffic not to mention the smell. Making it attractive to the city of Hiram is a sure way to get approval.

Can he do this? I'm thinking there is nothing to stop him, should he do this? It's the same scenario as the airport to me. Welcome to my world.

Just because you can doesn't mean you should.

It's not in my back yard, why should I worry about this?

What can I do to help stop this? Let me know the plan Guard Dad. ;)

Ron Crist came by my office and talked to me. He, of course, tells a very different story than the letter does. He first said the facility was to support his roofing business and the "waste' would only be roofing shingles. Then when I pressed him, he admitted that he would renting dumpsters and he really couldn't control what is put in them. He said that all waste will be inside the building and it will go to the dump 2-3 times a week.

The hearing was postponed due to the snow. I believe it is now scheduled for Feb 28th at 2:00 at the county offices. I do plan to be there.

Of interest, he said he is actually moving from his home in Cobb to one in Pauding, and that he will be running for Hiram city council next time.

What he stated is very interesting and if true I can't think of a good argument for them not to allow the permit. If the trash will be inside the building and taken away 2-3 times a week the look of a dump will not be there and I would think that the smell would not permeate to the surrounding areas.
The part in the letter about hazardous things does not ring true to me. (I know you said it was written by someone unknown) I do not think you can just store hazardous materials for a couple days and just take them to the dump. I know a friend who had her old home remediated ( I think that is the word) where they came in and had to bag everything. It cost her a lot more money because of how the asbestos had to be taken out and disposed. Again, while it does not ring true, I would still be following what they will be permitted to house and if it really will be inside of a building. :thumbsup
 
I'm trying to be open minded, there there are some things that still bother me.

-He says the purpose of the facility is to reduce disposal costs for his roofing business, yet he has a sign up for dumpster rental and admits he will be renting the cans to others. OK, I kinda understand that...he will have a facility and equipment in place, why not increase profits by opening it to others. But that is also where the problem comes in; it means that there will be other 'waste' besides roofing shingles.

-As for smell...if there is stinky waste in the building, he would have to run the exhaust fans. So yes, it would get out.

-I'm not so bothered by the traffic issue

-I am concerned about the rodent issue. We have already had some issues with that and I don't want it to be worse.

-The property value issue is always a concern. We've already taken a hit because of the economy.

I did learn that the City of Hiram was also bidding on that property with the intent of using it for their vehicles and equipment. I'm not sure how or if this factors in.
 
If you want to have any input, you have to not only attend the zoning hearing but get in front of the commissioners at their meeting. How many other business/home owners have you talked to? If you don't show up in numbers, they will discuss it at the planning and zoning meeting then the commissioners will vote on it that very day.

Once it gets approved, it's going to take a lot of $$$$ to stop it from going forward. The best you can hope for is to ask the zoning be delayed until you can get the group involved by sending letters of opposition.

Any other questions? I have learned A LOT in the last few months.
 
Just want to say, IF the commissioners don't want this, it won't happen. Even if Ron Christ is well within his rights to build this facility.

That's actually very disturbing. The very issues they are pointing to are the exact issues the airport opposition is concerned about. Well, except the noise issue kind of replaces that rodent thing. ;)

Well your problem might just be solved. ;)

You do have very reasonable concerns. (Rodents? :faint I would move!)

Some of the other businesses around us are involved and a few are quite upset over it.

RE: Rodents...anytime there are fields, drainage pipes, etc; there will be rodents. It's not any worse there than anywhere else; I just don't want it to be worse.
