I got my appraisal in the mail. The house appraised for about $10,000 more than what the seller is asking. That was pretty happy news. In bad news, the appraiser had trouble finding comparable homes. They're all a lot larger or in really bad condition and all more expensive. The bank has asked for one more comparable home as part of the appraisal. Apparently 6 isn't enough! I hope that keeps the appraisal where I want it. The banker believes that this will be done next week and I'll be able to sign the paper work. Then I'll need to work out a closing date with the seller. I'm hoping to move in early January. A winter move doesn't sound like fun, but I can live with it.

Interestingly the house has 672 square feet on the main floor with 3 rooms and 408 square feet in the (unfinished) basement. I'm curious how this will affect the insurance since we estimated 950 square feet.

The cheapest comparable home was $20,000 more than the seller is asking for the one I want, and the most expensive was $70,000 more! All were at least 500 square feet larger. More and more, I'm sure I've found the right house. I'm excited to buy it.
