Last Ditch Effort....

Here is our competition right down the road. New home construction for less. Some of these are comparible in size to our house (which was a DR Horton home). These lower priced new homes and 2 more subdivisions going in close by are going to drop our values like a rock.

 
Your house curb appeal looks better than the new ones pictured. They don't have the all brick and stone front, and the interesting roof line that is charming, that your home does. The ones they are showing only have the 2 car garage.

The interior of your home is more spacious and open, even your stairs have open spindles, the other home just has a solid wall. The new builds look really cut up inside, and the rooms seem tight. Seems like you have 1000 square feet more than the new ones..

Come to find out, the wrong elementary school was listed. The one there was from 3 years ago and I did not catch it. Our agent did not know or verify that. Minor thing could some people want to move into the same district.

Also, if you do a Google search for our address, the first hit comes back with an outdated Zillow listing from when we first bought the house. This is the one I am more worried about. If someone wanted to use Google to find the house, the first hit shows not on the market.....

Not good and wish I had found that earlier.
 
I don't know anything about your agent, but you shouldn't be having so many problems selling in this market. Might want to rethink that.

I promise you it is not the agent. She has been cold calling a large list of other agents and propects on a regular basis. It is taking a range of 30-100 days to sell over here right now in Seven Hills. Everyone wants to call out the agent but I know she is busting her ass to try and sell this house for us.
 
Also, majority of the buyer pool is looking for a ranch or master on the main level. We have neither of those. I think it is that and also selling while school is still going on. Seven Hills is a big family neighborhood and a lot of families will not uproot their kids during the school year. We knew we had that to fight but wanted to move ahead anyway.

Have you tried claiming that listing on Zillow and then seeing if there is an option to delete or modify it?

I found an option to report it to Zillow for removal. Who knows their turnaround time.

On the bright side, we do have a showing today at Noon. All in His hands so I am content with whatever the outcome is in all this.
 
Well the two showings were a bust… but we did get an offer! This was from a party that did a virtual walkthrough with their agent. They are moving from Colorado and are cash buyers. We did some counteroffers and we are now UNDER CONTRACT! I am excited but will not fully celebrate until the 10 day due diligence is over.
