Again, I apologize, because, I may not be getting my point across and that is my fault. Locally, what is the plan for moving forward? If you don't know what the plan is then you/we are like a bottle floating in the ocean. The current will take you where it wants to. We need a plan to get us out of this quagmire. We grew quickly, because, the real estate market exploded in a positive way. In 2008 the real estate market exploded in a negative way. Therefore, many of our people lost their jobs. What we know is with depressed properties reducing our home values we need to get rid of those, before we can restore our values.
My point with the ATM analogy is we can keep on doing things which got us in this mess or we can think about out of the box scenarios that can get us out of this mess. Letting people know about the opportunities that exist locally and nationally are some of the ways that we can lessen our number of distressed properties. By letting people know about the opportunities here will lessen the number of distressed properties, which, will start in restoring the proper balance of supply and demand. Once that balance is restored the property values will start to recover. I believe that once the property values recover there are many things that will correct themselves. One of the big issues is the confidence of the people, which, is way down for various (good) reasons. When we improve the confidence of the people that will speed up the process of getting the right balance of supply and demand back in place. Once the proper balance of supply and demand are in order the economy will recover more quickly.
