Have y'all seen the thread on Riverwood at pcom? Anybody here live there? I would be SO HACKED if I did. It could have been such a GREAT neighborhood, but nooooooo. They are so screwed.
 
Haven't seen it. What's going on? (I had more to say but I practiced some self-restraint. :D )

$1500 is a tad much... ours went up to $700 this year... I love living in a subdivision with an HOA because it solves a lot of problems we had when we didn't live where there was an HOA. I just think they are getting to be a tad bit pricey!!!!
 
Riverwood is a very nice (or WAS to be a very nice) community in New Hope (lies between Bobo Road and E. Paulding)...comparable to homes in The Georgian, only with no golf course. Developed by a guy named David Pearson, who does really nice work. Well, I don't know what happened, but the residents have had HUGE conflicts with him. MANY lots are undeveloped (and these are not cheap houses), one year they couldn't get him to open the pool, HOA dues went from $400 to $1500, and I don't know what all. They sued him a couple of years ago, and just had a summary judgment issued against them.

The lawsuit mentioned in the MDJ article is Pearson suing a credit union for not allowing him to access a line of credit he had with them. I also know of one other property he was developing that he walked away from. It had one house built (again, a very nice house) and it's finally out of foreclosure after about three years.

Note the commenter who says he owes $300K on a house worth $100K, has $1500 in HOA dues with liens on his house, and realtors won't touch the neighborhood. Geez Louise. What a horrible situation.

I had a friend post a "congratulations on your victory" on Facebook this morning. I wasn't sure what it was about, but he has since removed it. Not sure what's up, but sounds like there is more to the story if the homeowner's lost this round.
 
I hate it for the homeowners, sounds like they are pretty much screwed! There are pros and cons about purchasing into a HOA subdivision. And yes, the HOA can put a lien on your property if past due on fees as the HOA covenants are apart of your closing documents on the property. When I moved to PC, what sold me on the subdivision was how well kept and manicured the neighborhood was. The first year the fees were only around $210/yr I believe which included common area maint, use of the pool, tennis courts, basketball court, playground, pavillion, lake, etc. Which all of those were well kept up.

On the downside, every year there was a slight increase in dues, but the tension in the hood with the folks on the HOA board and property owners got extremely heated (one HOA mtg they actually hired an offduty PCSO to standby outside!!!) It got to the point no one would run for President of the HOA, and prior to my move they were getting bids to outsource the HOA to a management company which would've AT LEAST doubled the annual fees.
